I thought this area was alright, but I don't know why the windows are like that:

466 Mercer St - 1, Jersey City, NJ 07305

26 Emory Street - 2, Jersey City, NJ 07304

65 Lexington Avenue - Unit 1, Unit 1, Jersey City, NJ 07304

Personally, I would choose none of the above, but if you are determined to take one of these apartments, I strongly urge you to avoid the one on Van Nostrand Avenue.

IMHO, the apts on Mercer Street and Emory Street are in the best locations of these 4.

The one at Mercer is the best location wise. The closer you are to Journal Square Station and the further away you are from Communipaw Ave, the better.

Agree. Mercer Street is the best location of these.

Emory Street and Lexington are probably a toss-up from a safety standpoint. There's a "don't go south of Communipaw" rule, which applies to the Lexington property, but really Monticello Ave (near Emory) isn't a great area either. The rules have exceptions and you'd have to check out those specific blocks and get a feel for them. I've been in the vicinity of those areas many times, but can't recall enough about those specific blocks to tell you whether they're scary or OK. I'm going up to Harrison Ave this afternoon, so maybe I'll take a swing by Emory, because now I'm curious myself.

I wouldn't give the Van Nostrand property a look.

agree with Lamminus, stay clear of the Van Nostrand apt. that one is in the war zone.

Thanks folks.

But isn't the Mercer one near The Beacon? Won't that area..."change" soon? I just wish there wasn't a gap between Summit and Varick before getting in the downtown area.

Actually, The Beacon area might not change at all.

I wouldn't live near any of these areas. Jersey City heights might be better.

That's where I was originally looking actually! I saw this dixon leasing billboard near the Heights and decided to check out the website. Most of the homes are like...this lol

Actually, The Beacon area might not change at all.
The Beacon and the area around it are going to change significantly in the next 3 years. The Beacon Complex developers are currently renovating 3 buildings at the same time they are building a multilevel parking garage for over 850 cars. The new buildings will double the number of apartments at the site. They are also repairing the fountain so that it will once again operate and they will be building a small retail plaza on the site.

A new charter school is planned near the Beacon.

Montgomery Gardens is 80% vacant. The delay in taking the buildings down relates to developer financing. It will happen, but not as fast as originally expected.

There is other development going on around the Beacon including new development by the nearby college.
