Home Inspection Question .. for a townhome - going thru process of buying. Should i expect the a regular home inspector to inspect central air con & heater and such? Or are there specialized inspector for those? I've got couple of general inspection report from seller disclosure (it is done thru reloc comany, so seems they're bit through in providing disclosure). I'll have my own inspector as well .. but my main concern is the air con, heater etc. Just wondering how one goes about doing those inspected.

When I bought my condo, I never had an inspection because all the AC / Heat are covered by the Management.

But since you are responsible for these units in a town house, I would imagine it's standard inspection for a house.

I think that it is standard to have your regular inspection cover those items. It always was with mine .

okay thanks ... hopefully they can at least turn it on and see if it is working or not. I'll probably get some type of home owner insurance to avoid any unexpected big cost on first year as well.

usually they will turn them on to see if they work. That is about it.

A regular inspector/inspection will cover those items, but don't expect them to do much more then turn them on and verify that they are working and that everything seems in order with the unit. If you want an actual in-depth inspection of the unit, then you would need a professional HVAC tech, but even then, they are only going to be able to confirm everything is in working order and perhaps give you a somewhat educated guess on future life expectancy.

Generally with these things theres not mutch that goes wrong then suddenely they die of major issue. Ask seller to pay for a HVAC service and see the results of the inspection. If says normal for age of unit thats all u need excpect. If its a major worry get a home warrenty.

You should remember that you are buying the property as is, subject to inspections. That's nothing more than buying a sealed box and relying on someone to tell you what is inside. If you are confident the general inspector will explain whether the unit is capable of cooling the entire unit on a hot day for hours on end without the coils freezing then go for it.

If you are confident the general inspector can verify that electrical emanations from wires behind the walls does not exceed health safety standards, then go for it.

Pretty anal isn't it? But then again, better to pay up front then have to go through the misery of litigation down the road because of an issue that 'should have' been caught/brought to light before purchase.
