As others have said, your criteria are unrealistic in the extreme.
You need to look MUCH further than a 30 minute commute time to NYC for quality schools.

And, as was already said, a 30 minute commute is not necessarily realistic, even for those who live within a few miles from NYC.
Like it or not, you have to readjust your thinking, and the reality is that hubby will need to allow 1- 1 1/2 hours for his NYC commute if you are to have the other things that you desire.

Sorry for the reality check!

The 30 minutes thing isn't happening, flat out.

If you want us to be able to provide effective advice, you need to answer the below two questions:

1. What is your budget, numerically.

2. If you end up having to choose between the two, would you rather have a town with excellent schools and a ~1:15 commute or good schools and a ~45 minute commute.

It's sad but true all the nice towns with safety and great schools with NYC commutability (that means 45 mins to an hour) are very expensive. It's time to adjust priorities and consider your budget. Here's an example of what to expect in a town like Chatham that has all of your needs;

4 bd 2 bth 2000 sq ft on .25 acre = 650k - 725k with 10k annual taxes minimum with 45 min commute

Can you really get a 45 min commute from Chatham to NYC? I assume this is not door to door as that often adds 20 min +.

...and can you really own a $650k house in Chatham with property taxes of "only" $10k annually?

From what I can tell, the train ride from Chatham Station to Penn Station itself is at least 45 minutes. You need to add the time from leaving your house to arriving at the station, parking (if you drive), waiting for the train, then getting off the train at Penn Station and getting wherever you need to go. Unless you literally live across the street from the train station, and work right at NY Penn, you're looking at over an hour, possibly much more, and that's assuming no transit delays (which is unfortunately a fairly regular occurrence).

When I lived in Hoboken back in the day, right across the Hudson from NYC--we could literally see his office building from the roof of our bulding--it would still take my husband well over 30 minutes door to door, to get to work.

Ok good, I thought I was missing something. Almost called my realtor to relocate to Chatham.

It used to take me 40-45 mins to get from Clifton to Weehawken by car in the morning. It's about 13 miles.

how about edgewater? maybe you could live literally at the edge..and then take the ferry to nyc...
edgewater has good schools?
