Hi All,

I am planning to buy condo in monroe manor(B model) - new construction.
list price on the website is 270,000.

I would like to know
- how much could i negotiate with the builder
- what upgrades can i ask to be included.
- is it good to do it myself as it is new construction or should i hire an agent.


appreciate advice from the people who have bought in this community or others aware of this location.

FYI.
There are affordable housing units mixed in with market-price housing units in the condos.

You need a lawyer after you sign a contract.
If you have been working with an agent, then you should use him/her for this purchase.

- It is always negotiable no matter what sales office says. If not in monetary form then in terms of upgrades. But it all depends on how well they are selling.
- Granite counter top, cabinet, higher ceiling basement (not applicable in your case but it does not matter for monroe manor anyway as their basement are well lit with bigger window)
- if you are good at it then do it yourself as you do not have someone (agent) translating (but do not think that if you go directly bypassing agent will get you "deal" from commission saving. That is big misconception among savvy buyers. The fact is once you sign up at new construction with your name, you are basically making sales office as dual agent, buyer's and seller's. )
