Westfield folks, could you tell me about Jefferson Avenue in Westfield? There are 2-3 houses for sale that haven't been snatched up within a week. Any ideas why? Very much appreciate your thoughts and input.
None are really walkable to the train, so that hurts
107 - was a flip at the hight of the market, but seems to have come down a bit since then, so if the gut/flip was done well, then it is probably priced ok relative to what it was priced at in 2005. Looking at the pictures, the furniture makes it look outdated, and the kitchen looks small. Kind of close to the corner of a busy street. Taxes ok, but have seen lower. Picture of the outside of the house makes the entire thing look a little small. Probably will sell soon after the last price cut. Maybe $825K
116 - "famly" room is really a porch, 2 bedrooms on 1st floor, without real family room, not much living space on 1st floor. 2nd floor bedrooms have sloped ceilings, and there are only 2 up there that share a bath. Not a good set up for a family with small kids. No pictures of basement, so probably not finished. Nice size yard that will allow someone to expand. Kitchen needs to be gutted, but it is a nice size. Taxes are high for what is already there, probably overpriced. Maybe $725K. Lots that needs to be done since it seems someone did it up to their personal taste
770 - (guess you are talking about the one on the corner that is really on kimball?). Probably priced ok, but might have to drop a bit since no one bought it yet. Got to hurt to take that kind of cut. The county records say .3 acres, but the description says almost an acre. Guess 2 lots were combined. Also it was sold for ~770K in 2004 and then $1.770M in 2005, so there had to have something done :> Guess just needs the right buyer. Might be the "nicest house on the street", and sometimes people do not like that. $1.4M

20-22 minutes if you do not need to stop at any corner and you get on the platform the second the train arrives. You would probably have to leave 30-35 minutes before your train to be sure to make it

Actually had to look up that bus. Seems to be a special version of the #59 bus that goes to union county college. Only runs every 45 min to an hour, and first one seems to be around 8am. Doubt it will help you
If you work in midtown, you can take the 113 from north avenue. Runs every 5-10 minutes, so you do not have to worry about missing it like missing a train. Also, at the point of town we are talking about, the stop at the garwood shoprite is just as close as the westfield train station. That is a zone 7 and will save you $20/month
But you might want to buy a westfield train pass. Works on the busses and you can then take the express train back home which tends to be better at night
wow, I was WAY off on 116 jefferson. Guess they got someone that liked the way it was redone
