We are looking to buy a townhouse in Estates of Princeton Junction. The Train tracks are right behind this house. We are concerned about few things -

1. how noisy it gets (considering its a busy Princeton Junction train station)
2. How does it affect the resale value of the house?
3. The taxes in this area seems to be rather high as compared to Princeton twp.. any particular reason?

any help is appreciated !

You will hear the trains.
How loud it is depends on where the home is located and if there are buffers (trees, other homes?).

The Estates has been a popular place, the proximity to the station is a huge draw. I guess people put up with the noise for that close trip. Homes seem to sell very quickly in that neighbourhood.

As for the difference in taxes between West Windsor and Princeton, Princeton homes cost substancially more than homes in WW, therefore more $$$ in taxes. Not to mention that the University pays almost 10 million/year to the Borough and the Township.

It will be interesting to see what happens when Princeton Borough and Princeton Township merge in Jan. 2013.

The Northeast Corridor has a 200ft treebuffer in some areas although that development has ripped down the once 2000ft buffer of thick trees.... Trains all day and night , there electric so at most you'll hear a whoosh sound , with a occasional horn... The Speed is 135mph , it will be raised to 160mph by 2016 then 235mph by 2025..and double the amount of trains added..by 2015...

That's alot of wooshing sounds, but just think that you'll be able to walk to the train.

Thank you so much for ur reply.. since we are not going to use the trains as often, its something we shud consider.. the house we are looking at it is right close to the tracks...

also, wud this affect the resale value of the house too?

Your realtor should be able to give you comps and tell you if the trains hurt the resale values. You can also go into trulia.com or zillow.com (one of them shows the history). You can also get the history of the homes in the area on TaxRecords.com.

I live about seven miles from Princeton Junction and when the wind is blowing in the right direction, I can hear the train whistles.

I agree. But it will come down to personal tolerance, we have friends whose back yard is next to the tracks, when the trains come through the noise is deafening (to me anyway) but they carry on like it's nothing.

FWIW, there are 135 townhomes in there and 3 are available. One has been on the market for 2 years, one since 6/12 and the other was on the market and is now for rent. Of course, this tells you nothing.

Talk to your agent, talk to neighbours and then go and hang out nearby during the rush hours. See what you think.
