With high gas prices (here to stay) and the concept of "walkability" being pushed I believe that the follow places will heat up high very soon: Rutherford, Wood-Ridge, Garfield, and Maywood as well. Bayonne and Englewood should also be on the radar as well.

Didn't you see that movie with sylvester stallone..he was a cop in "Garrison"... it was supposed to represent Harrison. It's a NYC Cop town..that's where they all use to live. I bet you won't find maybe gangs hanging out in Harrison... Mafia maybe but no thugs.

Englewood is due for the HBLRT ext. from Hoboken, Wood-Ridge is due for new condoes and transit village, and Garfield (aka City of Champions) will turn over a new leaf in 5-7 yrs. The prestige of a Bergen Co. address will weigh in heavy for an infinite influx of young NYC transplants.
In South Jersey, Oaklyn is situated perfectly for a re-birth. Directly across the bridge from Philly. Friendly, walkable, safe streets. This sleepy town is poised for a takeoff. The downtown and business district is beginning to attract young artists and has plenty of potential for business oppurtunities. A recent increase in young professionals and families have been buying homes in the town. The town is situated between Collingswood, Haddon Twp and Audubon, which have all been seeing revitalization in the past decade.
I would like to think Collingswood could be the best town in SJ if they started thinking outside of the box again. They came a very long way from renters and duplexes with the build up of the main street but they are at a grinding halt. This is largely to the fact that the town is dry and they, for some odd reason, refuse to attract established retail on the main drag. They prefer old tyme, mom n pop businesses which close on a regular basis. I just feel those stores should be the "fill", not the "draw".
