The only nice, walkable area of JC is the downtown neighborhoods (all areas east/south of the 78/Turnpike extension). This is also the only areas that provide 24-hour service into and out of Manhattan.
They have 1 and 2 bedrooms going for under 200k over there.
I think those are short sale properties that are vouched by, but still listed on market because the banks are taking their sweet old time. Even though the sale prices are ~200K, have you seen the maintenance fees on those places? Holy crap. Plus the older phases are coming out of tax abatement now... I can see why the owners are walking away and leaving the banks holding the bag.
The Heights is a sub-par neighborhood. Its been on the decline for years now. Not a very dangerous area but to be enthusiastic about the Heights does not make much sense. It isnt even easy to get into NYC from there.
I'd challenge you there. There are parts of the heights that are not safe, and borderline dangerous IMHO.
I'd look in Hamilton Park and any areas by Grove Street. I echo what others are saying about Journal Square -- depressing. Some parts aren't safe either.

I don't think the heights are dangerous , or unsafe by typical Urban standards or regional standards....its average....there some crime but its not East New York or South Bronx or Irvington...
My husband is a cop patrolling Jersey City. The place is a dump. My family lived there for decades and moved out in the 70s. It was crappy then and only got worse since then.

I actually 100% agree with you. For some reason I tried to sugar coat it because there are a few folks on here that seems to have distorted image that its somehow a nice place to live? I didnt want them to come out of the wood work and get all emotional.
