Where can I find the property tax rates for Montgomery, Bridgewater & Hillsborough?

Montgomery township sites seems to indicate 2.7% (see link below):

Montgomery Township : Dept of Finance : Tax Assessor

This seems really high so I wanted to check.

you can't solely go by tax rate, as the assessed value may not be market value. for instance, tax rate in some towns may be 15% but the assessed value of the home may be $50K. You have to go to each town's website and it will tell you the percentage of current market value.

Would you know which town amongst the ones I listed (See below) comes out on top from a value perspective?

By value I mean lower taxes but nice town with good schools?

1. Montgomery
2.Bridgewater
3. Hillsborough
4. Bedminster

Can you help me understand what this means:

[SIZE=2]Taxes: 11798.85 / 0.00[/SIZE] - I assume they payed 11798 in 2009. What does the /0.00 mean?

Also the tax rate is not explicitly stated. Tax assessment 462700
So tax rate would be 2.5% (1179800/462700)

Am I doing this right?

you're really having a tough time with this, huh?

they all have good schools, hillsborough probably ranked "lowest". bedminster probably has the lowest taxes.

i was right....look at the far right column of this link - this is the normalized effective rate of all municipalities in Somerset County.

No doubt Bedminster has the best mix of low taxes and great schools. But visit the area first, because its a very small town and shares schools with other towns, so might have less of a community feel than the other towns which are much bigger.

montgomery does not include sewer fees or garbage collection in the property taxes. not sure about the other towns.
