guys any idea how long will the rentals stay high.
the rents have been soaring high enough to make if unaffordable.

i wonder if there are even people who are signing up leases

2 br is 3000+
1 br is 2400+
3 br is $$$$

am just wondering if it will come down any time soon.

It's still much cheaper than Manhattan, and there's certainly no sign of the NYC rental market cooling down. So, for now, there's nowhere to go but up.

There are lots of people signing those leases. All the apts in downtown JC (70 Green, Libery Tower, 225 Grand, 50 Columbus, Monaco, etc.) are fully occupied (93%+). The rents are high and they will stay high. And relative to NY these rates are a good deal, plus you get more space and usually a W/D in your unit.
