I think JSQ is a decent place to invest. It's the next frontier after downtown JC because of the 24-7 PATH access.
Right now there justn isn't much there.
Also, I think the area north of the station, between St. Paul's Ave and 1/9 has the best rep in JSQ. Canco and Brunswick Towers are over there which are fairly well regarded.
I saw a unit there for 220 on Trulia. Getting a place in DTJC for that price is possible but hard.
However, you may find a decent place in Society Hill or Liberty Harbor, which are gated complexes with good bus and ferry access respectively. There are some short sales in there where you may end up with 2BR near that price point.
The Hague is a beautiful building in a good area of Journal Square. It's still on Dr's Row, walkable to Lincoln park, and very convenient for St Peter's students. Many of the units there were beautifully renovated and preserved. The only thing is that it's about a 12 minute walk to the PATH, which can be painful in the winter. The units in that building, if I remember correctly, are huge, and usu go on the market ~$1500 a month for a average 2bd, up to $1800 for really luxurious units.
Between St. Paul's and 1/9 is not the most desirable area of JSQ at all. Canco Lofts has had a very tough time selling despite a heck of an abatement deal. You have all the 1/9 congestion, noise, pollution, etc. and it's also a long walk to the station. I think the "nicest" family oriented areas are east of the station (the "Island" section) and JFK between Montgomery and Sip. Anywhere w/in a 5 minute walk to the PATH station should keep its value well over the next decade.
I am referring to a commuting and safety perspective. Those are probably the two biggest things anyone in Hudson County should look at before they buy anything because it really does vary.
