We are thinking of building a home in North Jersey but don’t know how to find a reputable builder or where to start to be honest. Can anyone recommend a company in Passaic County or share their experiences building in NJ? We don’t even know if we want custom or prefab. We want someone who can guide us and not take advantage of us.

Start talking to architects. They will have builders they recommend. Also, drive around and see where construction is being done, especially with renovations. Ask the homeowner if they're happy.

Check reviews and BBB on the internet .If you do pick someone Make sure they have insurance and up to date. Important . Do a little research yourself and Ask what kind of material do they use. I never used particle board as exterior plywood(I only use) and OSB are better in my opinion. Some ex are 3/4 subfloor plywood tongue and groove for sub floors glue and nailed and screwed off later)- 5/8 exterior plywood for roof and (Arch) shingles- 1/2 exterior plywood for exterior walls. Look at r values for walls and material used. What kind of system for Heating and cooling. This is a very broad section as jaymoney can add some suggestions as better products come out everyday and your Architect will guide you and might also suggest a builder and Sub contractors that he usual works with . This is going to be a expensive adventure(Do your#and 15-20%over that ) and trying time and do ask questions. If I was having a house built I prefer custom,that's just my opinion as I never built from scratch only added(5x) on my home . Good Luck . Last note is there Public Water Gas and Sewer available in the area you are looking to build?
