I'm thinking of Greenbriar in Tinton falls.... can you fill me in on the lennar thing and the new builder?

Lennar abandoned this development during the economic downturn. I cannot find anything on the new developer. Their business card just lists a cell number and no address--very suspicious. My husband and I were looking into Greenbriar Falls, but unless I can find out more information on the developer, we will pass.

We did meet with the selling agent who assured me that they are using the same subcontractors as Lennar, but sidestepped the question on where they were based---very odd.

Talking Greenbriar Oceanaire Rules of the Association

Love all about the community of Oceanaire. Does anyone have any info concerning the rules pertaining to:
owning a motorcycle in the community
Dogs and dog walking allowed
guests invited to the clubhouse
Are there exercise classes like Zumba?

Update on Greenbriar Falls Active Adult Community, Tinton Falls: *WARNING* Realtor is trying to pass off Lennar home as model for a "Putnam Builders"(whoever they are) home. Apparently, they rented a home from an existing Lennar homeowner in the complex. At the very least, there is an ethical problem here. I would steer clear of this complex, something smells fishy.

There have been several derogatory posts by just a couple of people about Greenbriar at TINTON FALLS that is unnecessarily confusing to those asking about Oceanaire, which seems to be a thriving, successful community. If the TINTON FALLS folks want to esablish their own blog, they should do so. But please stay off of this one - as you can see by PEMA's post above, it is confusing to people.

Now, to my question about OCEANAIRE. We're considering purchasing at OCEANAIRE - With the recent Tropical Storm IDA in the news, does anyone have any "intel" about any flooding issues? It is pretty close to the ocean (separated by Rt. 9) and I don't know how many feet it is above sea level... Thanks

Question for those folks who have recently purchased at GB Oceanaire;
How did you handle the final selling price was it negotiable or a fixed bottom of contract price?
Did you try to make a counter offer like when buying a used home/resale ?
