Do you want to leave? Or cause some kind of personal trouble? Don't complicate things and don't play the "what if" game. Just tell him you have to move and you are sorry about having to break the lease and leave it there. He's not going to chase you down and sue you for a room rental, it's not worth his time or effort. 90% chance you don't even have to bring up the code violations. Just be nice, apologize, and tell him you have to move.

Only if he gives you a real problem should you then bring up the fact that you'd like to leave without bringing up code violations. At that point he will be HAPPY to see you go, and you can move on.

Don't be calling cities or building code authorities in advance. You'll just start needless trouble and make things ugly when they didn't have to be. Keep it simple. Keep it pleasant. Keep it direct. You'll be able to move with no problem. And that is your goal, correct? To just move?

You need to spell out your goal more clearly. I get that you don't want to lose your deposit. But do you want to get out of there or are you trying to stay with some changes from the landlord?

How much longer is your lease?

You always have the option to not pay the last month and tell him to just keep the security deposit. At that point you can move out and leave the landlord to find a new tenant.

Rent is 750 and Deposit is 1.5 ....$1100 total in deposit.

The first thing I would like to accomplish is not die or have the house burn down and kill one of my roommates.

The second thing I would like to do is break my lease and not have my credit ruined or my deposit kept.

The third thing I would like to do is in the future not have anyone else just move in and have no idea about the electric and get burned to death in a fire.

/sarcasm
What is it was YOU plugging in your computer to said outlet and it fries your computer and you couldn't get on CITY-DATA and make stupid comments about me getting beat up? Would I be the bad guy for not reporting it then? I would say I would buy you a new computer but I let the landlord keep my $1100 deposit remember????
/End sarcasm

I am aware that you can rewire your house if you live in it but you cant rewire a house that is a rental. The landlord is not a licensed electrician and the fact the wall outlets are registering 150 volts is a problem.

So you are telling me I should just move out and let the next person get burned to death. Don't call the city because if you do everyone will get kicked out because the landlord has an Illegal rental and did something stupid. I fail to see how that makes it my fault???? I also fail to see how that makes me the bad guy.

I want to say thank you to the people who have replied with good information.

Some of this is really good information and some of it is just stupid.

As I kind of thought. You sound like a troublemaker.

Don't pay rent until you've used up your deposit and then move. Even if landlord takes you to small claims you will be let you of any lease since it's illegal.

What you do after you leave is up to you, but code enforcement will need permission to enter the premises, and since in most cases they can't get in, they just issue a ticket/fine and let the landlord get a way with it.
