Harrison has some major financial/debt issues. I would look deeply into that situation before purchasing there, as you might get killed on property taxes for years to come.

Unfortunately property taxes are an issue in any up and coming city. Property taxes are generally high in cities with problems in NJ because they are usually paying off part of the problem, like pensions. Hudson County overall has high property taxes for this reason.

Then when you take county into account- Union and Essex are great examples. Typically any county with a "bad" city has high taxes. Camden County is another.

It goes back to the whole red bull arena thing. I can't imagine it has been workerd out in only a couple years.

North Arlington is very nice too.
Our daughter currently is living in Hackensack. While she likes the walkability and the good transportation options plus easy access to I-80, the schools there are terrible. If she didn't have kids, she says that she wouldn't mind living there.
