Hi,

I am curious to obtain any thoughts on the Monmouth Chase Freehold, NJ new home development by Toll Brothers. My inquiries are as follows:

1) Schools - I did some research and discovered that the schools in this development are actually off of Howell Township - Adelphia for elementary, Memorial for middle, and Colts Neck for high school. Are these schools rated well in accordance to the state. I can't really find much information on such. I do know the vocational schools in Freehold are very good, but require admissions and passing of board exams.

2) Commute to NYC - this is the big one. I see folks can take the NJ Transit bus off of Freehold Raceway Mall, but it goes all the way to Old Bridge Park n Ride off route 9 before it gets onto the Parkway, then Turnpike, then on its course to the city. If I were to get on the bus between 6:30-7am, what the actual commute like? And how is the evening commute back between 6-7pm?

3) The builder itself - I have noticed that this community location is a bit more expensive than other Toll Brother communities in New Jersey. I'm looking to upgrade my current home which is 3500 sq. ft. to 5000 sq. ft, and am finding the only developer in the area is Toll with such types of homes. Unfortunately, this location is not giving good sales on options pricing. For example, the most recent "Dream Kitchen & Master Bath" event only had them provide a 19k sales package option for free. However, other communities like Morris Hunt and upper north New Jersey provided a 40k sales package for free. The Cream Ridge location which is further towards Jackson, NJ provided a 40k sales package as well. So wondering why this is, are the sales that good?

4) Commercialism - the location of this community looks great as its 5 minutes away from route 9 as well as W. Main Street which has everything one can want. This is the only major positive I can see, location is ideal.

Any insight here would be appreciated, especially the commute and schools. Would love to hear if anyone else visited this locale or even bought? The first home is suppose to close Jan 2014, so its a new community.
