I'm looking to buy one of those new constructions (appx 4000 sq ft) in Southern Jersey around Cherry Hill, Mount Holly etc. It is my first time as a home owner AND will be my first time living in a BIG place. What should I expect for monthly energy bills summer/winter? any other maintenance oriented things I should factor in a big house? TIA

this is a wild guess, but based upon my bills (for a much smaller home) - you're looking at at least $600/mo gas in the winter ($150 electric) and $400/electric ($60 gas) in the summer. it's not going to be cheap. make sure it's insulated properly. YMMV.

as far as other expenses - not sure of maintenance, but be aware that moving into a new place does not mean you can close your wallet, LOL. there are so many expenses for a new home that you wouldn't even think of. new lawnmower, leaf blower, paint, furniture, lighting, decor (especially for a 4K house), patio/deck, patio furniture, landscaping (big $$$), window treatments (HUGE EXPENSE). the list goes on. figure on the low end about 20% of your purchase price for these things - of course it doesn't have to be done right away.

The local utility companies might be able to help you with some cost projections. I've also had luck getting the actual monthly average utility cost for homes I have been thinking about buying.

I simply call the utility companies and tell them I'm thinking about buying the house. Of course, this wouldn't work with new construction but you might be able to find comparable exisiting homes that are for sale and inquire about the utility costs for those.
