What is a 'deal breaker' inspector? Are you trying to get out of the contract?

No Kevin1975, I dont want to get out of the contract. Its a phrase used for an inspector that is not going to skim over the inspection and then you find something after purchase that should have been corrected before.
Thanks Bradykp, will look them up.

I know what you mean, but I don't really like the term 'deal breaker inspector'. I had one cheap home inspector who flew through the house in an hour and the report was only 14 pages long with no pictures.

If you want a good & thorough home inspector, I recommend Joe Fleming with All in One Home Inspection (http://allinonehomeinspection.com/). He does a very meticulous home inspection, even goes up on the roof which some inspectors don't do. Let's you know which problems are serious, which aren't, and even gives you a binder with a 'How-To' booklet on how to maintain your home after you close and a place to keep your important home documents. His report is very detailed with pictures, so if you do have to negotiate a repair, its easier for the attorneys to see what is exactly wrong.

Pillar to Post is a franchise, so the quality may vary from inspector to inspector. Good luck!
