Drove through Upper Montclair recently and fell in love. Seems like the perfect blend of quiet streets, easy walk to train stations for NYC commuters, and pleasant town center for walking/shopping. Is that the general idea - and also the reason why I will probably not be able to afford it? I thought $750,000 was a pretty good budget, but doesn't seem like I can get much at that price. I want a nice, updated house, 10 min. or less to a train station with at least 2500 square feet and at least some yard (1/4 acre or more would be best). Impossible?
Impossible? No, nothing is impossible. Improbable? Yes. I have to double check, but I think I have seen the occasional home that fits at least most of your criteria.
Do you mean walking or driving when you mention distance from the train station? That means a lot.
That's what I thought. I just browsed the MLS and I did find at least one listing that may meet all of your criteria. If you're willing to sacrifice at least one of the things you mentioned, there are many more options for you. Also, if you're willing to get a less expensive home and then remodel it, there's a handful of options in that category.
So, I hope that answers the question: no, it is not impossible. As I said, most homes do not fit your criteria, but some do.
In Montclair? You could possibly get two small houses for that price, actually. You can probably get the size, yard, and location, just not updated, and probably for less than that $750K.
Not impossible at all, just do a quick search on any real estate site. I see a few options right away, though I'm not sure they'll have a 1/4 acre of property.
As someone else mentioned, no reason to limit yourself to Upper Montclair, which is just the section of town north of Watchung Ave, as the homes and properties get larger, generally, as you go south more. Lots of great houses around the Watchung Ave and Walnut Street stations. It's a large town, with lots of great neighborhoods, downtowns, train starions, and things to walk to.
The biggest homes in town with the largest properties are in the "Estate Section", south of Bloomfield Ave and west of South Fullerton, will have larger lots than in Upper Montclair, and will be a closer walk to the main downtown, but will be father from the train. If you're willing to give up the train walk, you'll get a larger house and property here for the money, like here:
As everybody is saying, there are many homes in your price range.
I just want to clarify why I am saying that it is not that common.
First, you want something within 1/2 mile to the train station (equivalent of a 10-minute walk). Next, you want something >2500 sq. ft, but also updated. You would also love, ideally, 1/4 acre. Your budget is $750k.
From a professional standpoint, I've only found a couple of homes that may fit everything you're looking for. There are plenty of homes that don't hit everything on the list -- some are too far away from the train station, some are not updated, some are over your budget, etc. I would just hate for you to have this hope that you could see 20 homes that fit your criteria and then realize that many homes don't have everything.
