My vote would go to Saddle River (not Upper Saddle River). Most of the town is about a 5-7 minute drive to the alllendale and hohokus train stations, Ridgewood is about 10 to 15 mins. In all of these train stations, if you time properly, you will get the express train which is 35 mins to Penn.
Saddle River will give you plenty of property as the town has minimum 2 acre zoning. The taxes are among the lowest in the state, so taxes on a 1.5m house will be far less than 20k. The schools are also amazing.
Another town to consider is Alpine if you don't mind driving. You can get to the city from Aloine in about 30 mins (Saddle River will be about a 40 to 50 minute drive).

Quick correction. BCL does not run directly to NY Penn. This 35 minutes trip is most likely to Hoboken. Will take another 20 minutes to get to Penn (10 minute or so for transfer & waiting and 10 - 15 minutes on the actual train). PATH from Hoboken is another alternative...
Been lurking on the board for a while, hoping the community might help us with our search...
My wife & I and our two sons live on the Upper East Side and are looking to move to the "Burbs", probably Jersey, as we have a many friends and family clustered in Northern NJ.
As the title says...we want it all:
>Big House (4+ Bedrooms, 4k sq ft) with good land and separation from our neighbors
>A Great School System
>An Easy (relatively) commute...ie no more than 1:15 from the house to the East side of Manhattan (Midtown).
Our Budget is up to 1.5 with taxes of 20k. Less purchase price if taxes go up. From what we've found looking:
Franklin Lakes / Mahwah / Upper Saddle River: Everything above, but the commute scares us
Ridgewood: Better commuting options, great schools, much smaller house/land (and on top of your neighbors) and higher taxes.
We're open to anything and anywhere. Seems like the biggest challenge is the commute. We are willing take take a bus, take a train, take a car...take a combo of all 3. We just don't want to spend 1.5-2 hours each way, every day.
ANY ADVICE AT ALL WOULD BE MOST APPRECIATED.
Look in fort lee nj, it meets most all your criteria and within your budget. Only thing not is big yards as the houses are closer together.

Bergen Line transfer to Penn is in Secaucus, not Hoboken. Inclusive of transfer, the express trains, take between 35 to 45 mins to reach NY.

Besides the commute, Fort Lee offers nothing what the OP asks. Ft Lee doesn't have large lands lots or great schools. It is not in any sense the type of affluent town op is looking for.
Hmm, good question. Op's budget is 1.5 million w 20k in taxes. Taxes in both Alpine and Saddle River are very low, this may boost Op's budget a little bit and get him a "lower end" house in one of these towns.
Probably get you a 3BR/2 bath that in other towns for that $ would get you a few more BRs. In Alpine it might get you a fancy shed.
Lol, very true, nobody said it would be easy. Asking for a large house with a lot of land in the most densely populated state in the county in a place close to NY is going to be hard even if you are spending a million and a half. His best bet by far is a lower end (relatively speaking) house in Saddle River or Alpine. Short Hills, Rumson, and Harding are also possibilities. Mendham and Franklin Lakes might work, but the commutes aren't as attractive.

I've said this a million times before, quoting 35-45 minutes to Penn Station from Ridgewood is completely inaccurate. There is one train, one train(out of 20 during morning rush) that even claims to make the trip in 45 minutes(35 minutes is just preposterous). The average time from Ridgewood to NY Penn 55 minutes, if the transfer is late in secaucus you are up to slightly over an hour often. Allendale is over an hour on the best day.
