We are buying a home in somerset county and the inspection report resulted in requiring several repairs to the home. The sellers agreed to do the repairs by licensed professionals. We are told all the repairs have been done and the sellers will provide us receipts for each of the repairs. We need help with figuring out how to ensure that the repairs were done properly. Our attorney and the realtor just say that we could do a walkthru. But that is not going to address our concern about the quality of work. We called the inspector who did the original inspection. He said that would not be able to vouch to the repairs as the repairs were - replacing electrical panel, chimney repairs, foundation wall crack repair, exterior wood siding repairs and some mold remediation. Who should we get to review all the work done? Is there an alternative? I would appreciate some advise asap as our closing is coming up in two weeks. Thank you.

Your original home inspector should be able to see if the work has been done. He may not want to 'vouch' for the quality of the work, but he should be able to see if what was wrong in the first place has been fixed. He doesn't want to be held responsible for the repairs.
I would ask for the invoices for all the work to be sent to you so that you can look them over and show them to the home inspector. You can ask him (you may have to pay for his time again) to look through the house a second time if you feel it necessary - if the sellers agree to it. They may be offended by this and think that you are doubting that they did what they were supposed to do.
You can call the companies that were used and ask them to explain what they did exactly and what you should look for if any problems arise down the road.
A good, licensed company would not risk putting their good name on the line by doing shoddy work but mistakes do happen.
Start by looking through the paperwork and see if that puts your minds at rest!

Good luck!

Let me ask you this- Lets say you bought the house. Then something breaks, you call a licensed insured company to fix it. How do you make sure they did the work correctly?

The world of construction is not black and white. There is no one perfect way of fixing things, if you call two contractors for quotes, they might have different opinions about how to fix something. What you are going through is first time home buyer's anxiety. If you really want to do your due diligence, you can call the contractors and quiz them about what they did and if they warranty their work for some time. My $0.02 would be to relax and enjoy your first home (assuming it is indeed your first home).

Try Home Inspection by Pillar To Post Home Inspectors - Pillar To Post

They might help . Assuming your earlier inspection company is different , if another round of inspection by different company can help you with your concerns.

As stated you can ask more than one professional trades person if the work was performed right and most likely get two differing answers. An Inspector can provide a general idea of how the work was performed but might not be familiar with the "More than one way to skin a cat" method of correcting some items. Also an Inspector can't see under the surface and if underlying issues still exist can't tell you they are there.

Thank you all very much. We will start with getting invoices from the sellers and contacting the professionals who did the work.
