All,

I just completed the purchase of a condo that is a fixer upper. While the though of having paid less compared to what the neighboring units are selling for has perked me up, getting hold of a reliable contractor to do the work is driving me crazy.

To summrize and draw on the experience of folks here, the work I need is broadly:

1) Rip off the exisiting carpet and install hardwood
2) Kitchen - redo the floowing and cabinets. Maybe knock down an extra wall. I won't call it complete gut rehab though
3) Install a vanity sink in the guest bathroom and flooring too
4) Paint (I may just do this on my own with friends to save on costs)

I spoke to a few contractors and they blew me off with their exorbitant prices. Plus most of them were trying to scam : example , 3 of them insisted I cannot install wood floor on concrete while the flooring guy did say prefinished can be installed easily by gluing it down etc. So thats like 2$ a sq foot right there the contractor tried to con off me

I had a few questions in this regard:

1) Anyone know of a good, reliable contractor that could get my project done and work with reasonable costs ?
2) Is it better (cost-wise and overall quality) to buy materials and then have the one guy install or have independent folks do the job? I ask because (for example) a flooring guy quoted me 2$/sq ft of labor while the hardoowd retailer quoted 6.95/sq ft with install and 5.20/sq ft material only - so if you do the math I save 30c/sq ft on labor going in with the exclusive flooring guy; though I lose out on economies of scale.

For wood flooring, I liked using Finlay Floors out of Dumont.

For bathroom renovations, I liked dealing with Ira Erlichman who owns Quality Construction out of Fort Lee...I've seen his kitchen work and it's good.
