How would you rate both Totowa and Little Falls (non flood areas) as far as diversity, real estate, school system (k-12), taxes, ability to add additions to your home etc? Thanks for your help.

Flip a coin, they are about the same. The best sections in Totowa are Echo Glen and Dey Hill. The best section in Little Falls I feel is the Great Notch area near Montclair University / Notch Rd. I think the taxes are lower in Totowa. In fact I think Totowa still has the lowest taxes in Passaic Co. Both towns send their kids to Passaic Valley Regional. It is a decent school, not great and not bad.

Little Falls and Totowa aren't exactly diverse. Schools there are okay, I guess.

School systems are fine, but I suppose everyone standards are different. Both are similar in terms of housing, elementary schools, share the same high school.. Both have access to main highways for commuting, etc.
