Goal: Own a house in a town that is less than an hour commute from both Madision & Branchburg

Criteria:

Budget:$750,000- $800,000
Need good schools
Safe town
No flooding

Commute distance from Branchburg NJ & Madision NJ ideally no more than 45 mins. Its okay if one individual has to drive 45mins and the other 1 hr.

Towns that seem to meet the criteria are Bridgewater & Montgomery.

The first town that I thought of was Montgomery.
However, getting to Madison from Montgomery in under 1 hour could be dicey, given the snail-like pace of traffic on Rt. 206 during commuting hours.

Bridgewater, Basking Ridge, Morristown, Warren, Watchung and Berkeley Heights

And I wouldn't even think about Montgomery. Fantastic town but not commutable to Madison.

Thanks for your response. I added hillsborough to the list. Could you please rank the towns in terms of which towns are most expensive? I took a shot at it (see below)

1) Basking Ridge
2)Warren
3)Watchung
4)Berkley Heights
5)Bridgewater
6)Montgomery
7)Hillsborough
8)Morristown


Could you also rank the towns in terms of which town offers the best value considering school quality, home prices (most bang for the buck) & taxes (plz ignore commute requirement)?

Both Montgomery and Hillsborough are poor commutes so if you're going to ignore those warnings then you are on your own. flip a coin.

No offense, but people just aren't likely to rank 8 towns, and then rank them again for you based on another set of criteria.

You'd be better off fully answering the questions in the "sticky" and then let people give advice as they please.
