Phillipsburg to NYC is far too distant of a commute. Even parts of Somerset County off 78 is too far of a drive.
Being a popular location to build warehouses has nothing to do with an NYC commute. Companies like the highway access and comparatively low wages that area (Bethlehem, Allentown) has. It’s an easy on to the highway for a trucker regardless of whether they are going to NYC, CT, Delaware, Maryland, anywhere in Jersey, etc.
13 miles to Waffle House in Bethlehem. You can thank me later.
Waffle house is great, but I enjoy it better when down south or out West. In the Lehizzle it just doesn't feel right. When in Nashville my hotel was next door to one. I ate there every morning hungover before heading to downtown Nashville and lighting it up again.

I think you are forgetting how analogies work of course no place in northwest nj is as bad as Paterson or Newark but relative to NW NJ, I’d say Phillipsburg is the Paterson of the region.
