Can you realistically do this trip in the below link door to door from fort lee to newport for under 40 mins during morning/evening rush hour traffic? thanks

No. You're driving on one of the worst roads during rush hour and you are driving by two tunnels. You will be driving on the same roads as people who are trying to get onto the tunnels. I don't see 40 minutes being possible during rush hour.

I think it all depends on how long the doors are. If you have really long doors then that might be possible but there might be people in the way.
Seriously i would just take the local road along the river for that and avoid any highways and I think most days you should be able to do it.

On second glance that's a 30 to 35 ish drive without any traffic so yeah i would budget a few more minutes for rush hour driving. I'm guessing most days under an hour but while it's just a local drive a few towns over you do have points of congestion and have to get through or past Hoboken, etc.
