Looking for some specific neighbourhoods/towns for first time home buyer to consider.
Must be short commute (30 minutes MAX) to Millburn.
Single family house, smaller the better. Even 2bedroom, one bath would be OK.
No condos.
"Low" taxes by NJ standards. 200-250 max budget.
Have seen some listings in maplewood, union, plainfield online.
Does such a thing exist in a relatively safe area?

Your preferred tax range -- $3,000/year -- is wildly unrealistic anywhere in Essex County.

Sorry my post was not clear on that.
$200- 250,000 max purchase price.
Low taxes= 6000 per year.

Yes, still low for essex county.
Open to commutable areas in somerset, union, morris, etc.

With a budget of 200-250k and 6k in taxes you are most likely limited to a condo or townhouse at best.

Default My townhouse may work for you

I am selling my townhouse in Denville, NJ, and think it may be a good fit based on what you're looking for.

It's a fully renovated 2 bedroom, 1.1. bathroom, with a built-in one-car garage. The asking price is $299,000, and taxes are roughly $6,000 with a $310 association fee (for which you get snow removal, lawn care, capital improvements, pool, playground, and more).

I think Union is your best bet. Springfield if you get really lucky. I'd be worried that anything in that price in Maplewood would be a teardown, on the Irvington border, or both.

Union would be your only viable option. Taxes are probably a bit more than you want but you can find a small house easily in that price range.

Oh and regarding Plainfield it is very dangerous I wouldn't waste your time there. North Plainfield has parts that are OK and may be in your price range. Also the Conant section of Hillside would be on your budget.
