Moving to bergen county from Queens, ny Can anybody give us any advice on towns
well be buying not renting
need to be near a train to NYC
good schools but dont wanna pay over 12,000 for taxes

Why the $12,000 tax limit? That's going to limit your possibilities in your price range.

It's not impossible, but you'll likely need to bump that property tax limit in that price range for towns with train service.

There's a current a few homes that match your budget in Montvale and Ridgewood.

You should check out Rutherford. Elementary and Middle schools are good; High School is fine. The town has a good mix of many income levels, and housing stock there tends to be a bit cheaper than other area. There is a train station, but there are also 2 bus lines that run though Rutherford that go to Port Authority.

There are plenty of 3 and 4 bedroom houses that are under 600,000 that just need a little updating. You could buy something for 500,000, spend 100,000 upgrading the kitchen and bathrooms, and have a property tax bill that's 12,000 or less. Until there's a reassessment. =)

I think you are going to have a hard time finding what you want with the tax limit of 12k, welcome to NJ the over regulated and taxed to death state.

You could try Fair Lawn, or as someone else said, Rutherford. I think both have pretty high taxes, though.

Id say check out Mahwah, it's tax rates are among the lowest in the county. Ramsey and Waldwick might be other options.

If you can fit them in your budget-Ridgewood or Allendale.

Try Westwood. Train to Hoboken (can switch in Secaucus or take PATH), moderate ($350-$600K) housing stock, good downtown for shopping/restaurants (many neighborhoods are walkable to town), low-ish taxes for Bergen. School system is not top-tier, but it's decent.
