Relocating from Manhattan. There are some new waterfront rentals available and I like to know which city offers the fastest commute to Times Square. Budget is up to $3800 for 2BR2BA.
Can anyone offer advice on bus to Port Authority vs ferry and shuttle to Times Square.
Work is 9AM-8PM.

Hoboken would probably be the best option as you can take the bus right to port authority which is basically at times square.

Jersey City near the Path would also be an easy option though i'm not sure there is a direct bus to port authority.

Weehawken would be better since you are going to times square. You can take the ferry or the bus. At your time of day, the bus might be a problem. Ferry is expensive, but might be worth it for you. There are places at Port Imperial that might fit your needs. If you are willing to do the bus you might want to look in Lincoln harbor (not sure how it would be going in, but coming home will be fast since you will be the very first stop).

Can anyone tell me which parts of Weehawken has 3 modes of transportations covered, as in mini-vans, bus to Port Authority and Ferry?

I am not sure about the mini-van routes.

Weehawken basically has 2 sections - top and bottom (river). Top has bus and mini-vans. Bottom has bus and ferry. There is a pedestrian walkway to get from the top to the ferry that might or might not be convenient, depending on where you are.

We live in uptown Hoboken and my husband works near Times Square. He takes the 126 bus, which is just 2 stops to Port Authority, and has a 28 minute door-to-door commute and we don't live particularly close to the bus stop. Busses run about every 4-5 minutes during rush hours. From where we live it's more convenient for him to take the bus, and quite a bit cheaper. But I have taken the ferry+ferry bus to meet my husband after work for happy hour a few times and it was super fast--maybe 15-20 min total, but that all depends on traffic the bus encounters from the ferry station to Times Square.

Check out the Shipyards or Zillow and look at what's available uptown near the ferry and bus stops. There should be a ton available in your price range.

Any rental building near the Weehawken ferry works. I lived at Grandview and Riverbend for 5 years, and worked in midtown. Walk to ferry is about 5 minutes. The monthly ferry pass is $272, but worth it if you spend alot of time in NYC. The ferry is far better than all the other modes of transportation. The Path is a nuisance from Weehawken. It will take you all the way down to hoboken, then across river, and then have to go all the way back up Manhattan. Will take you 45 minutes. Bus is doable, there is a bus stop right in front of Port Imperial apartment complexes. My favorite method is by ferry, you will get to the 38th street ferry from Weehawken in about 10 minutes, then there is a free bus that takes you to work, it's very easy. Coming back, there is the same bus that does the loop, you can look at the ferry bus map and find where they travel, and you can hail one down and will pick you up for free to the ferry after work. Also, the NYC ferry to Weehawken ferry operates late hours, 12:30am on weekdays and 1:10AM on weekdays. Always easy to get back home late.

Make sure you don't rent in one of those big wood apt complexes like the Avalon that burnt down recently. Many of those expensive apt complex uses cheap materials that burn quick.

Annikan, what time does your husband take the bus? I was told there's a jam at the entrance to the tunnel anytime later than 7:30.
Yes, I think the ferry is great without having to worry about traffic.

Most days, he leaves around 8 am. Busses have their own lane through the tunnel, so even when it's jammed up for cars, it's not as bad for a bus (even if it looks bad!). In the evening, there is usually quite a line at Port Authority for the Hoboken busses, so it *looks* bad, but people are orderly in the lines and the lines move fast because there are constant busses during rush hour. Once my husband texted me a picture of the huge line...but he was still home 30 min later.

The good thing about living close to the water is that you always have other options (ferry, bus, or take the bus down to the PATH) if there's some kind of major accident or weather delay. After hurricane Sandy, when the PATH and tunnels were down, we still had the ferry. Coming home, you can also take the PATH if you hear of something terrible on the tunnel--and then catch a cab from the Hoboken station to home for only $5.
