Debating if I should purchase a home warranty. Is it worth it? Or is it one of those things if my furnace breaks they will come out and tell me what is wrong with it and then give me a ridiculous price to repair it? If you feel it is worth it, who would you recommend and why? TIA

Are you buying or Selling?

Buying / Owning home No. When you get done paying the deductible, the Service call, the Fee to have the plan in the first place.

Most often you come out ahead just building up the home maintenance reserve fund. While they will repair it, if the unit is old, it may break again and you are back to square one. Deductible & Service call again.

You should find reputable repair company before it happens, so you have a relationship with them, more or less the company that does the annual (Periodic) cleaning.

Selling home, it sometimes help sell a older home, give buyer a false sense of security.

Ours came free with the house and it wasn't worth it. The only time we used it the year we had it involved the 13 year old dishwasher that needed a $300 part that wasn't covered. We just bought a new dishwasher.

When I purchased my newly-built home in 1996, it came with a Home Warranty.
Trust me...these warranties come with so many "weasel clauses" that--short of having the home fall down as a result of a structural deficiency--it is almost impossible to collect anything in the event of a problem.

Save your money.

We didn't purchase one with the house, from what I've heard from people they're somewhere between nearly and totally worthless. You'll just end up with a lot of hassle and nothing to show for it.
