That said, while I'm the first to say that modern diesel engines are a lot quieter than everyone thinks they are I'd want to swing by at some point and listen. Probably not a dealbreaker, but 40 trains a day could wear you down.

Noise is a factor but I would be more concerened about the exhaust from burning the diesel. If the trains are frequent, I would not want to inhale the fumes every days. Especially if you have kids.
I would have absolutely no problem living right next to an electric train that had no grade crossings nearby.
