Hello, I'm writing from Westchester County where my gf and I currently rent an apartment. We love it here, but there is nothing in our price range here, so we've been on the lookout for something a little more reasonable. The #1 limiting factor is that it must be within walking distance to a train station. I work near the 23rd St PATH station in Manhattan, so any train that'd bring me to Hoboken would be great, I think. I really don't want to take the bus.

Beyond that, we don't need a big house at all, but would like a decent yard with a bare minimum of privacy, and room for 3 cars. A nice apartment would also work, though parking more than two cars could be an issue. We won't have any kids.

We've looked at a couple of places already, starting with Montclair, where the taxes were just too much, not even to mention the tiny, cramped lots in this price range. In nearby Bloomfield, on the other hand, there seemed to be a number of decent choices. I'm not sure how safe this area is, however? Newark is awfully close, and I'm definitely not used to having my home/cars broken into, or having to worry about walking home from the train at night. South Orange looks like it could be very promising, but appears to be even closer to the highest crime parts of Newark, and is pushing it with the taxes as well.

Opinions, please, on these towns or any others that'd be a 30 minute ride or so from Hoboken?

Why do you have 3 cars for 2 people? If you have that many cars, why do you need to be within walking distance of a train station?

The north side of Springfield would work. You can find a place within a mile of the short hills train station.

You could look at Harrison, NJ. There is some new development and you could walk to the path train which cuts out NJ transit altogether, saves you a few hundred dollars on your commute also.

I wouldn't be too concerned about South Orange most of the crime doesn't spill over just make sure you are not on the border. You could also look at the Gregory section of west Orange that has a free jitney to the south Orange train. If you want to stay closer to Westchester county look at many of the Bergen County towns on the main, Bergen or pascack lines. Fair Lawn is about 30 minutes to Hoboken the rest further north are a little longer.

Also look into Fair Lawn. Two train stations, line to Hoboken, small older capes in your price range.

Hawthorne is another one that hasn't been mentioned. There are a bunch of options on the Bergen and Pascack Valley lines that would work out well for you.

Valley section of West Orange is cheaper than Montclair (also generally cheaper than Gregory section), though taxes are even higher and most lots are pretty small.
