We are seeking a home in the township area or in Morristown itself. Some of the homes that come up and look very nice on-line are right up against Route 24, a couple of them just having the soundproofing wall between the backyard and the Route. Can anyone tell me how much of a problem this would be? I see that Rte 24 is 2 lanes in each direction. How noisy does it get? Are there huge trucks, loud motorcycles? Anyone who lives in the area or knows of someone may have some advice for me about this. Thanks.

It's a major highway. It's loud. How well the soundproofing works in any particular case can only be told by going there and listening. (for instance, the quietest spot I know in my town is right next to I-280. It's eerie)

Thanks, that makes sense. I guess the same is true of I287, though when I viewed a home across the street from the barrier, I could hardly hear anything except for a whooshing, white-noise sound. I suppose buying next to a highway is not good for resale value.

Anyone buy "Your" place on a resale is going to have the same question about noise you do... So yes it hurts resale.

I agree with the others. Just keep in mind when you go that it may be louder at certain times than others. For example, that section of 24 becomes a parking lot during rush hour so it probably won't be as loud then.

Good advice, JerseyStrong1 because I was thinking of looking at it DURING rush hour when I thought the most traffic would equal the most noise.

In addition to the noise, you should also consider the fine dirt particles (like brakes and tires) and ultrafine particles from the exhaust coming off the road. The ultrafine particles are particularly a problem for your heart and lungs. I would not live closer than 1/2 mile from a highway and that might even be too close.

I'd focus on the times that would most impact you, like maybe dinner time when you'd be on the deck, sometime around bedtime and/or early morning when things are otherwise still and you might be trying to sleep with the windows open.
