found this site and Its great. I am currently looking into buying a house however it's a modular and I noticed a floor crack.
can anyone recommend me a house inspector, especially with Modular home background
thanks
While I don't do home inspections any more I did do them for over 20 years (5000+ inspections) and I can recommend one in the South Jersey area, however, I can also answer some questions about cracks in slab floors....can you described the crack and its location and the age of the home ?

first of all thanks, secondly it's a 2 story modular. I noticed a rip on the linoleum on the bathroom 2nd floor then I realized the plywood made from woodchip was cracked.
Im guessing with time the house settled and it separated however i cant be 100 percent sure.

the modular is by apex homes, built in 93.
where do you live? the house is in Andover area
Minor, hairline cracks in slab floors are not unusual, however, if there has been settlement and the floor is higher on one side of the crack that the other thats evidence the sub-slab material was not properly "tamped", compacted prior to pouring the slab. If your looking for someone in the South Jersey area you can call Bill Dieal at 609-405-2528 and mention Mike sent you.
Most modulars are not set on slab as they need access to connect plumbing, electrical, etc once the house is set. A crack in the wood floor would be weird since it was built as a module/ box and should have less settling issues.
