Hello,

I am planning to buy a property on black oak ridge road in Wayne.

Is this a nice area???

Is this a flood zone?

Any info is greatly appreciated.

We just moved from Wayne to Boston and lived around the corner from Black Oak Ridge Road. This is a pretty long street so you have to narrow it down a little bit. I am pretty sure it is not in a flood zone because our house was lower and closer to the river (Ramapo) but you never know. I am sure you could find a flood map on the internet somewhere.
The area is very pretty and has nice trees that bloom in the spring. Gorgeous! That whole part of town is pretty with nice houses and lots. Also expensive. Of course the big streets are very busy and congested sometimes, but hey you are in NJ after all.

I am originally from Pequannock which is next to Wayne.....Wayne is very very nice and has decent schools and pleanty of shopping and has alot to offer for kids. I dont think that is a flood zone but you would have to be told that before you purchased it.....so I doubt that it is flood zone. Good Luck and Welcome to New Jersey!

i hate to burst the bubble here. Black oak ridge road has had some problems with flooding as well as chemicals in the water and soil. please do some research if you can...
i remember a couple of years ago there were some things on the news about it...
