Hi everyone,

I'm currently living with family and waiting for a job offer (fingers crossed) before moving downtown Newark or the Ironbound.

I would love a studio or 1BR so I can finally have my own place before 30 yo. It would also help with a lot of the extra work I need to do at home, etc.

So my issue is the housing in downtown Newark is getting outrageously pricey. Are there options for a studio or 1BR under 1k? What about under 1,300?

I've been to Hallmark House and not interested. 1180 is ridiculously overpriced and Teachers Village seems like they have a huge waiting list.

Advice?

$1300 will be very hard anywhere close to Penn Station. You can find 1 bedrooms further away from Penn Station in the Ironbound in the $1,000 - $1,200 range, easily. Just depends how far you want to be from the train. If you give me an idea, I can point you in the right direction.

This is a new development that just opened up, but its $1500:
115 Bruen St, Newark, NJ 07105 | Zillow

Thanks, I've been seeing these new developments pop up with 1500 before utilities which is still crazy to me.

In Ironbound, I think i'd like to stay west of Independence Park and north of South street. Realistic?

I also hear Richardson Lofts at 50 Columbia might be an option as well as the Union Building. Never have been inside either one though.

I know of a 2 bedroom apt on McWhorter street about 5-6 blocks from penn that might fit your budget.

Columbia Street is sketchy. Lots of development happening still. I personally wouldn't want to live there.

That 2 bedroom comes with off street parking. It's an older home, but I believe it's been renovated recently. If you would like his contact number let me know and I'll send you a message.
