If you can spend around 45K for housing, where would you live with 30 mins driving distance from Franklin Lakes in New Jersey? In short, will provide the best bang for my buck.

The housing requirement would be 3 beds & 1.5 bth with the usuals, meaning good school, not so rundown & old, community and so on.

With my limited knowledge, Glen Rock, Kinnelon, Ramsey, or Oakland looks feasible. Your comments would be appreciated. Thanks.

Are you talking about spending $45k to buy a house (absolutely impossible unless you're buying in Fantasyland, NJ), $45k to put down on a house, or $45k/year to spend on mortgage/rent? Your question is far too confusing for this early in the morning.....lol.

You can get a row house in Camden or something really, really small in deep south jersey and/or a mobile home somewhere.

you can find many homes at that price level but they won't be the best homes in good towns, look hard because many if the homes you'll see won't fit your needs

Glen Rock & Ramsey might be tough. Try Fair Lawn. Also, Waldwick is not a bad choice. Not the best schools in the area but very decent.

Sometimes a town with a really good school system might have a 3 bedroom ranch style (which is generally less popular) that is dated inside but functional (ie 20 year old stove, cabinets from the 60s, old formica, ugly kitchen floor, old rug, wood paneling etc.) These cosmetics over time could be fixed esp. if the house is structurally sound & is livable now (as in nothing is peeling off the walls, the cabinets aren't rotting etc.) As you upgrade the home will also be increasing in value for when the market changes cycle & you will be able to live in your desired school district. So that is what I would do; look for a ranch or even split/bi-level (less popular as well) in one of the higher end school districts that perhaps an older couple is looking to retire from & you might get something with your 450K price tag
