$850k isn't high for Rutherford if you're in the new construction market like I was when I signed my contract in 2014. You won't find anything newly built going for under $900k there now. Even an older 4br colonial will fetch over $600k now. So how do I feel about it? Great. I admit I was concerned about it when the mostly pre-war 3br homes on my block go in the mid $500s. But my realtor explained that my immediate neighbors on my block aren't the comps, but rather the houses of like size and age throughout the whole town are. I signed my contract pre construction, and now that it's completed and the grounds landscaped, the property has appraised fo
You get the value of upgrades as long as there are at least some other homes in town that have them too. But if you have the only million dollar home in a town where all others go for $500k, then you've overbuilt for the area and won't get that back. Here's the kicker - my house isn't even close to being one of the more expensive in Rutherford. A few are on the market for over a million. And the most expensive listing I've seen in town was over $2 million. Times are a changin'.
Wow times have changed and I'm getting old. We almost bought former NJ Nets player Mike O'korens house in Rutherford. It was listed in the 400s at that time and was the most expensive listing. Forgot the street but it was a nice spread.
Isn't Fair Lawn north of route 4 and thus considered north Bergen?
Fair Lawn is right at the divide, so it has characteristics of both. However, it's not ritzy enough to be North BC. I still consider it South BC, since there is no "central" BC.

Ritzyness is not a defining factor. I grew up in Midland Park. Northwest BC, but definitely not ritzy, even now. And at thatt time you would have considered Wyckoff, Franklin Lakes, Allendale, and Mahwah to be hick towns full of rednecks

Ha, so true even if you're OLDER and single with "no kids". I raised my daughter in the NW Bergen County town I grew up in. She graduated in June of 2009 and before 5 months had passed, I was in Monmouth. There's so much more down here for those of us who are not part of the married-with-children-and-a-big-house set. There was no reason for me to stay in my town once my kid was out of high school.
So what is there to do near the shore in a winter/late fall/early spring? Look at the Ocean from very far and shiver?
