If you're interested in being a little further North, my mother just bought a really nice place in Holiday City in Berkeley. It's a 2BR/2BA that was completely renovated by the previous owner (and done well- not like most of the half-assed quick flips out there). It was $190k, and I think the association/maintenance fees are something ridiculously low like $25/month.
