Has anyone been able to secure a 5% down payment mortgage for a house in Northern New Jersey anytime recently? A house I am looking at is not eligible for an FHA loan because it's new construction, yet 10% down payment would be a big stretch for me.

Without getting into a debate on whether you should buy a home or not. You shoull really reconsider and run different scenerio on purchasing a home if 10% down is a stretch for you. With the state of the world econmic issue, make sure you have plenty of reserve funds.
