Where to live in Jersey City? (Newark, Wayne: safest area, high school, stats)

Surprisingly, the Downtown market is still really strong and steady. Thought that I would have seen it dipping more than it has. The Jersey City market is really a part of NYC real estate rather than Suburban NJ, so that explains a lot.

However, I'm seeing prices come down a bit. Just a little. And yes, some units have been on the market FOREVER and haven't come down in price. Dante, best time to buy in JC will be early 09, IMO.

Because I thnk that's when prices will be near the bottom, and on their way up again. Of course, it's all speculation...but, that's my educated guess.

I heard we were supposed to hit bottom in early 08, then mid 08, then definately by fall of 08. Its amazing how nobody knows what is going on. My guess - is atleast another 3 years from now..This country is a disaster in every aspect.

billy, re-read the stats...these are crime rates based on each 100,000 people, so all cities are on an even playing field.

I've heard about Philadelphia but seeing the cold hard stats really hits it home!! Yikes! "Killadelphia" indeed!

Looks like JC is about at the national average for rape and murder, but higher than average in terms of robbery. Sounds about right.

You cant really compare downtown Jersey City to Hoboken they have gentrification in common but they are not the same. Hoboken is gentrified all ready while downtown is still being gentrified. Downtown is more diverse then Hoboken, it has more crime, fewer yuppies(that are usually older then Hoboken yuppies), better skyline and Path train and Light Rail stops. I like Downtown better then Hoboken but if your looking for a low crime area that is fully gentrified go to Hoboken. Many new Downtown residents like to tell out of towners Downtown is like Hoboken to have more people like them move in, they will tell them about how its just as safe as Hoboken. Even though Hoboken has only one high crime/drug area, the Hoboken housing projects at the Jersey City border. While Downtown has the Booker T Projects, Holland Gardens Projects, Montgomery Projects, Brunswick Estates housing complex, Villa Boriquen housing complex, and the section 8 apartments like on Columbus and Varrick, 3rd & Jersey, and Wayne & Varrick. All of which yuppies complain about all the time but always leave out when telling someone thinking of moving in from else where.

Here are the stats to compare the crime in downtown to Hoboken. Keep in mind they both have about the same size population 40,000-50,000 and they border each other. Jersey City as a whole has 240,000 people.
