Hi,

Can anyone recommend a realtor who is very knowledgable about the bergen county area? I am focusing on Ridgewood, glen rock, north fair lawn, oradell, river edge and rutherford. Our main concern is commute. I need to be less than 80 minutes via train/bus to midtown east and less than 20 minutes to hackensack university medical center. Please let me know if anyone knows a realtor with good commuter knowledge. Thanks!

Why use an agent ?

With all the online resources, you can do everything yourself.

I ask myself this all the time. Why do people pay so much for realtors? How much value do they really add? Seems not worth the price tag. Kind of like travel agents.

I don't think it hurts having a realtor to show you a few places and then do you own searching. The best bargains are made directly with the owner.

IMNSHO, people who use realtors are either: lazy, ignorant, or have $$ to burn.

On the exceedingly rare occasion that you find an agent that has been in one place for at least 10 years, they might be able to offer useful insight into the neighborhood. But, as you correctly point out, that comes at a ridiculous cost.

It would be easier to justify if their services came at a flat fee, not at a % of the sale price.

Do not disagree that you can do all the house research yourself. I used a buyer agent and told her all the houses I wanted to see by looking at Zillow. However, she organized all the house tours and was part of my team. Most sellers use agents so if you go see the house without a buyers agent, the sellers agent gets all the commission. The sellers agent is not really part of your team. Why not use a buyers agents?? They negotiate, provide helpful info and organize home tours.

you do not pay the realtor when buying a house only when you sell...
if you know all the mortgage and closing cost etc yourself you don't need a worthless realtor... and don't need to throw your 5 or 6% commission away when selling your house... I am hating the fact that I have to give away my money whoe trying to sell my house...
