look into the Woodcliff section of North Bergen (e.g. anything east of Bergenline Ave. and north of 72nd St.)

I know we talking Jersey, But there are some good deals over at Gantry Plaza in LIC. The potential is great with the NYC skyline view, and quick access into nyc. Its worth a look , OP.

it's meaningless without knowing the type of property - is it 1br/1ba, or 2br/2ba condo or are you considering townhouses only with garage / basement? What are you looking for? just saying i want to buy a property for 600k-700k is pointless.

For 600k-700k budget

1) 1br/1ba condo = downtown jersey city / hoboken
2) 2br/2ba condo = edgewater / fortlee / west new york/ weehawken (lower end)
3) 2-3br townhomes = fortlee / west new york / edgewater (lower end that needs a lot of renovation) / bayonne

If youre looking at 600-700k in downtown JC, Hoboken, or even Journal Square Jersey city, you can find something but it will not cash flow positive for some time. It could definitely appreciate if you pick the right place though.

Why do you want to use that much cash? Maybe try running the numbers and see if you can finance the place so you can use your money for other things. Rates are up some, but still very low.
