Hello everyone,
We (family with one year old kid and another coming soon) are planning to buy a house in Livingston, NJ.
Would really appreciate you advice on average property taxes for approx. $600K house (if we can find one for this price there). I kind of know from this forum that it is hard to estimate it before you know what house you are talking about etc.. I need a range what people pay in that area.

Another question is about day cares since kids will go there. What's the price? I called a couple of them and the price is about $1,250 for one per month. Is it possible to find smth good for $1,000 for one per month??

My wife tells me there is not much for under 1k, but she said you might want to try Suburban Hills. She has heard they are good, and reasonably priced.
As to property taxes, I would expect around 10K, but it really can vary depending on when it was built and other factors. Also, there is going to be a reassessment in Livingston next year. So whatever it is this year, it may be very different after the reassessment.

Property taxes are likely to be more around $15k, or higher. Where are you working? Consider daycare near your job.

Property taxes are quite a bit less in Livingston than over there, in Montclair. Realistically it will be closer to 10K on a 600K house. Again, I cant speak for after the reassessment though.

The current Livingston formula is: Market Value X .1260 x .1294

Unfortunately, it is Manhattan. Plus, I work in Investment Banking so you can imagine my hours. Day Care near work will not work; plus it will be even more expensive.

the reason I asked is that your child will have to be picked up by a certain time and if you used daycare near your job, it might be easier. never mind
I stand corrected on the taxes. Maybe I'll move there then!

The only hope is on my husband's who's schedule is better than mine. Thank you for the advice and tax calculations. Unfortunately, we cannot wait - no place for two kids in our current place. Need to move soon.

Livingston is a little out of my usual marketing area, but it is serviced by the same MLS. SO, I searched Livingston, everything priced from $575k to $625k. There are 14 properties currently for sale. Property taxes (and these are 2007 tax bills) range from $6387 for a split built in 1960 to $13437 for a Townhouse built in 2002. The average property tax bill for the 14 is $$10,003.50
