I have heard mostly unkind things about Harrison in my time living in North Jersey...has it changed a lot in the last 5 yrs or just receives a bad rap? Also I think that takes me further away from my work so not sure it will work but would look into if was safe and good area?
If Harrison concerns you in terms of safety then a large portion of Jersey City would not fit your criteria. The heights is reasonable I suppose but not the greatest. Bayonne is a solid option that often gets over looked.

thanks for all the info! couple follow ups. Assuming the heights she found it possible to get to the path in a convenient way is there anything to do in that area that is walking distance? Gym, bars, restaurants etc?
Also will look at Hoboken just unsure on getting a decent place for the money
You can google and search around google maps to see what you are looking for about heights. Generally those will not be as easily accessible as downtown JC. Heights is mostly houses and some pockets of commercial. Even then not like downtown.
If you want more affordable housing, walkable distance to gym, bars, restaurants, and not a terrible commute for either of you. Then Hoboken is probably the most optimal choice!
Please keep in mind that something has to give which is either spend more on budget, lower expectation, increase your or her commute time in order to get everything you guys are seeking.
With 3k budget, you can definitely get a 1bedroom in downtown JC which will give you all of what you are looking for. But your commute will suck because you'll need to cut across JC, Hoboken, to get to wherever you are going in Bergen county.
Hence once again, strongly look at Hoboken! G'luck.

Thanks, Hoboken has definitely moved up the list. I understand will have to sacrifice something to get others but of course hoping for everything!
Bayonne is sort of a hick town in a geographically urban area. there's no direct transportation in and out of it but you're going to have a little city that has a borderline jersey shore feeling, directly south of jersey city, and you're going to get a whole lot more for your money than you would in j.c. there is the light-rail and busses that travel all the way through j.c., u.c, and w.n.y., though.
Newport on Newport Parkway in Jersey City. you can hear the waves of the hudson crashing on the walkway.

take it from me, though. a parking lot and/or garage and an elevator are absolutely essential, or you're life is going to be a nightmare.
for cheaper rents, look at Cliffside Park, Edgewater, and Fort Lee, although the jitneys will take you to the 181st Street manhattan bus station, where you will switch for the A train to take you through west harlem, not that dangerous anymore, to Midtown.
at least the PATH goes directly from harrison to manhattan, instead of having to go on a bus that travels locally to it via u.c., j.c., and w.n.y. or a light rail where you have to wait 30 minutes for the train to arrive, outside, such as is the case in bayonne.
right on where route 1 connects with the newark avenue area in j.c. are a bunch of converted warehouses that are quite spacious. it's about a 15 minute walk to the PATH at Journal Square. However, they do have garages and elevators, as the parking situation is horrendous.
