I have homeowners insurance with NJM. In summer, I will move out of state, so the house will be vacant. I am selling my current house, and my realtor told me that insurance company may deny claims if the house is vacant. I just called NJM, they told me that they can offer Dwelling Insurance for vacant house. Does anyone use this type of insurance before? Will they jack up the premium for vacant house?

normally when a house is vacant, the risk becomes greater because there is no one there. More susceptible to break ins, maintenance issues, etc. The insurance companies rate accordingly. PM me if you'd like to get another price for the dwelling insurance for your vacant home.

Dwelling insurance just covers the structure. Liability (if someone trips on the sidewalk, etc) is covered by an extension on the policy where you are residing while not living in the other structure. A dwelling policy, sometimes called a dwelling fire policy, is commonly used by a landlord renting a dwelling out.
