I have a 4 bedroom, 2 1/2 bedroom house 3200 sq. ft., 3 car garage, 2 1/2 acres of property in Galloway, NJ, I'm paying $9,000 a year.

Over 30 years, without an adjustment, that's $510k. You are basically paying for two homes for the price of living in one.

Well not exactly- when we moved here 24 years ago we were not paying 17K.... more like 8 if I remember correctly. yes it's high, but looking at the other posts here it doesn't seem out of line for what we have. (and need I remind everyone about the WW-P school system? homes are still in demand here thankfully.). Don't get me wrong- I am not thrilled to be paying it but I do think we get something for the money. We no longer are using the school system as our kids are grown but I feel they got a stellar public education.

$17k for that size home (assuming a nice area) isn't that bad (for NJ). I've seen homes of similar sizes with taxes in the 20s. But as a whole it is still too high in general.

1000 sqft Bungalow 2 bd, 1 bth house in Morris county. Assessment is $194k. $5700 in taxes. In 1999 it was $4300. I would also be concerned at the rate it increases.

I think it's bad. In my town it would be about $13 and the house would be on a minimum of an acre. And I don't think we are the bastion of low taxes either.

Well it depends on the locale doesn't it? even then its all relative. West Windsor is pretty affluent area and highly valued. My cousin lives in the area (Plainsboro). He earns more than me but can only felt comfortable in a smaller condo. They have very high ranking school system which is why he lives there. I believe their medium household income is $130k. Plainsboro is about $100k.

I'm willing to bet if you take percentage of the $17k against the assessed value of a 5 bedroom, 3 1/2 bath 3500 sq ft home (I'm guessing 600k - 1M) and compare it to mine, I am actually paying more tax relatively. Of course, I too live in a favorable area with a NYC bound train station. I believe a comparable house in my town is about $15k in taxes... but West Windsor has a better ranked school system.

I'm from Texas... The entire state of NJ is too high... so in a way each person in this thread is paying too much... but hey I am rooted in reality.

Not really. Harding township is more affluent than WW, comparable schools and taxes would be a fraction of 17k. Affluence has little to do with taxes. Maybe not little, but "not much". Affluence has more to do with school ranking.
