I'm looking at buying a 2 family with 2 units on tonnelle ave(near the target) in north jersey. Both are 2br in pretty good condition with a washer/dryer in each one. Do you think the units would get $1500 in rent?

Maybe. That area is probably not in very high demand because of its location but $1500 for a 2 BR is not an unreasonable ask. I searched the listings and I think I found the house you’re referring to; that’s a great price.

At $1500 you should have no problem finding a tenant. Back in 2014 I rented a 1 bedroom 1bath with a parking space on 71st and Cottage Ave for $1250. When I moved out the landlord re-listed the apartment at $1350 he got a tenant within a week.

I've found some comparable rentals that are a block or 2 off tonnelle ave(like xism above). How much of a detractor is it to be right tonnelle ave versus just in the general vicinity.

I can’t really quantify how much of a detractor it would be for the general public. Generally speaking, I believe houses on main roads are less desirable because of noise and the slight possibility of a child running into the street and getting hit by a car. I’ve lived in many neighborhoods throughout North Bergen. I never lived right on Tonnelle, but I did live a block east of it on 81st st and things were pretty quiet there. I don’t regret it. All things being equal, I would pay a little more to live off Tonnelle than on it. I don’t know if that’s the consensus.
