Hi all,

Mywife and I are looking to move to Bergen county from Queens, NY. We have a few towns in mind, includingRidgewood, Allendale, Ho-Ho-Kus and Upper Saddle River. We really like USR for its quietness andbigger properties. However, we came torealize that most houses in USR are on septic and well. My question is whether there are a goodnumber of houses in USR that are NOT on septic and well? If so, we do not mind waiting for the righthome. Or, should we just move on andlook elsewhere, as we are not going to see houses on public water and sewer inUSR?

Anycomments/suggestions would be appreciated.

Thanks in advance.

Much of northern Bergen County was on well and septic over the years. As the infrastructure improved so did the connections to public utilities in these areas. I did a quick search of homes for sale, under contract, and sold in the past 12 months and in USR 190 were septic while only 4 were public. Obviously there are homes that are connected to the sewer but as you can see most are not. I wouldn't count out USR but I also wouldn't put all your eggs in that basket. I hope that helps.

Thanks for the info. It is helpful. I guess I will need to drop USR from the list unless we can deal with septic and well. Thanks again.

USR is all on well? Huh. I didn't know that. I knew about the septics.

Septics would never bother me for the right house. Well water would be a deal breaker for me

Much of it is on well. Over the past 12 months 174 houses listed or sold were on well while only 22 were municipal.

Hi Bookspage - would you please expand your thought that "septic would never bother me for the right house"? As far as I am concerned, septic would be just another thing that I would need to deal with down the road, as I would need to hire a professional to inspect and service the septic on a periodic basis. Should anything go wrong with the septic, I would need to spend thousands of dollars to fix it. My apologies for my ignorance, but I've never had to deal with septic all my life :P

Thanks

I don't find septic to be a big deal. I've had one in a previous home. Usually if there is anything wrong with it, that comes out in the inspection and the seller has to deal with it before you would buy it.

Don't get me wrong, I would prefer public sewer, but if everything else fell into place for me with a house (location, cost, house itself) septic wouldn't be a dealbreaker

Does anyone know if converting to public water and/or sewer in USR an option at all? If so, what would the cost be? Thank you.
