Hello, we are getting ready to sell our small townhouse in Hunterdon county and I don't want to pay a high commission. Is it realistic or not to find a real estate agent that will agree to a 4% commission? Also, is there a transfer tax out of New Jersey and how much is that? Thanks ahead of time.

Commissions in a real estate contract are always negotiable so I would contact a few local agents and discuss your situation. Some agents have a commission that they always charge and some will be flexible. As for the transfer tax, here is a state site that will allow you to figure out what your tax will be. It all depends on how much you sell your home for. Good luck.

Try using a Flat Fee listing agent.

Offer 3% to the buyer's agent.

We just sold in Mercer Co.and paid 4%, it was offered by the agent.
This was not a discounted service, beautiful pics, good exposure, house sold over asking after the first open house.

i don't know any agent would agree 4%, but I guess depends on how much your property is.

I have heard buyer and seller agents share 5%. and the Real Estate Transfer tax is 1% of the sale price.

It depends on how hungry the listing agent is, and how many/few listings there are in your locale.

Hunterdon Co. is a popular place to live with good schools. There are a lot of agents selling in OP's area, he/she should have the leverage to negotiate the desired commission %.

The transfer tax is significantly reduced if you are 62+

That's good to know that the transfer tax is reduced if you are 62+. Do you know where I can find documentation on that?
